Client Objectives:

·        To provide a lettable / saleable development of a Grade II Listed Building.

 

·        Improve the utilisation of vacant units.

 

·        Carry out essential maintenance.

Consultant’s Role:

This practice was the lead consultant over a team including:

 

·        Structural Engineer.

 

·        Mechanical & Electrical Engineer.

   

Outcome:

A detailed Feasibility Study of various options was prepared including:

 

·        Budget Estimates.

 

·        Brief Schedules of Works.

 

·        Constraints.

 

·        Advantages and Disadvantages.

   

Generally:

The project was successfully completed in all the objectives of the Client stated above, on time and within budget.

   

Tender Documentation:

The form of contract used was the IFC 84 (with variations to accommodate British Waterways requirements) and was subject to single stage selective tendering. In addition, detailed plans and a schedule of works, incorporating the Engineering and Security works were prepared using AutoCAD drafting.

   

On Site Period:

The works were programmed for in office hours periods, with temporary arrangements agreed for adjoining owners and canal users. Special arrangements had to be agreed with the Local Authority Conservation Officer on this Listed Building.

Statutory and Other Approvals:

The following approvals were sought and gained:

 

·        Building Regulation approval.

 

·        Planning Permission:  Listed Building Consent.

 

·        Fire Officer’s approval.

 

·        British Waterways Engineer approval for working adjacent to the canal.
