Client Objectives:

·        To provide disabled access.

 

·        Improve the utilisation of vacant office space.

 

·        Improved security arrangements against bandit attack.

 

·        Additional retail opportunity.

Consultant’s Role:

This practice was the lead consultant over a team including:-

 

·        Romec Security ( Design & Contracting of security engineering services for Post Office  Counters ).

 

·        Post Office Counters Mechanical & Electrical Engineering Surveyor.

   

Outcome:

A detailed Feasibility Study of four options was prepared including:-

 

·        Budget Estimates.

 

·        Brief Schedules of Works.

 

·        Constraints.

 

·        Advantages and Disadvantages.

   

Generally:

The project was successfully completed in all the objectives of the Client stated above, on time and within budget.

   

Tender Documentation:

The form of contract used was the P.O.75 ( a variation of the minor works contract ) and was subject to single stage selective tendering. In addition, detailed plans and a schedule of works, incorporating the Engineering and Security works were prepared.

   

On Site Period:

The works were programmed for both in hours and out of hours periods, with temporary arrangements agreed for both the staff and public using the building.

Statutory and Other Approvals:

The following approvals were sought and gained:-

 

·        Building Regulation approval.

 

·        Planning Permission:- Building alterations.

 

·        Fire Officer’s approval.

 

·        Post Office internal authority process.

   

Post Contract:

A Post Office internal review was carried out in November 1995 and we are advised that operationally, technically and financially the project was a success.
